LAND
The stars at night are big and bright, and Pecos River Ranch is the perfect place to view them! This is a superb live-water ranch with approximately 2± miles of clear-flowing Pecos River. The majority of the river is very accessible and provides great canoeing, kayaking, or tubing. Originally owned for generations by the same family, the current owner has greatly improved and managed the ranch for the past 7± years. Water is king, and with nine water wells, and 2± miles of river, this is one of the best-watered ranches to be found in the area. The original family owned a water well drilling company and knew where and how to drill for good wells. The varied terrain features numerous canyons with several draws that contain live oaks and other native trees. Hilltop views are long and wide, and a good road system is in place with access to the top of the hills. This is an incredible year-round recreational ranch paradise that offers hunting, fishing, and vast summits to enjoy the night sky. Pecos River Ranch is a place that will bring years of enjoyment as a family or corporate retreat.
IMPROVEMENTS
A two-bedroom / one-bathroom river cabin overlooks the rapids of the Pecos River. A three-bedroom main house and a bunk house are located at the headquarters. Several nice equipment barns are in place for rolling stock and storage. A pila has been converted into a nice swimming pool for summer entertainment. Miles of roads are in place for accessing the ranch, and water lines and troughs are in place for supplying water to the wildlife. Several flood plot areas are in place.
Wildlife
The ranch is under an MLD program with a wildlife management plan in place that extends the hunting season. There are whitetail, some passing exotics, javelina, quail, dove, and other native wildlife. Fishing in the river is terrific with good deep holes of water.
Water
The ranch's main attraction is the Pecos River and the great accessibility to the river from the ranch. So many ranches in this area have river frontage, but accessing the river can be treacherous. This is not true with this property. With nine water wells distributed across the ranch, there is plenty of water. Two wells are drilled, but have not had a pump installed.
