The La Leyenda Ranch is ideally located in McMullen County, fronting Highway 16 and Miles Road, approximately 18 miles south of Tilden. From San Antonio International Airport, the ranch is about 110± miles, and from Houston is 235± miles. The front entrance is located on Miles Road, a paved county road.

There are approximately 50± senderos throughout the ranch situated for good hunting and viewing of the wildlife. Roads and right of ways have been well maintained and are in good shape allowing full-size vehicles to drive most of the ranch without damage or scratching. Opening up the brush allows for a high percentage of habitat "edge" that is optimal for all wildlife browsing and improved observation and hunting opportunity. There is no production on the ranch, surface protection language is in place by prior deed.

MAIN HOUSE / LODGE

The ranch has many improvements throughout. The property includes an 8'± ft perimeter game fence, a 2,400± sf lodge/house with a master bedroom/bathroom, and four guest rooms with two Jack-and-Jill-style bathrooms. The lodge's interior features tall ceilings with good-looking natural pine throughout and a metal exterior on the outside. The lodge's covered front porch offers picturesque views from one of the highest points of the property. The wrought iron fenced yard has an underground irrigation system and firepit.

GUEST HOUSE

The La Leyenda Ranch also features an additional two-story guest/foreman’s house with two bedrooms upstairs built four years ago. The ranch has electricity running to the headquarters and supplies the water well with four electric meters in place.

OTHER IMPROVEMENTS

There is a 40'x80'± covered implement barn that is open-sided for easy in-and-out access with an enclosed workshop. Also, an enclosed metal barn offers additional protected parking and storage. The TPWD, Level I-status, deer breeding facility consists of a well-designed 1,600± sf air-conditioned working/handling area. This facility requires minimal staff to use closed-circuit TV monitoring for the five holding rooms, four pre-sorting boxes, and a working chute. There are 12 breeding pens, along with two 2.5± acre DMP pens that were grandfathered. They could either be converted to be part of the breeding pens or merged into a DMP, which must now be five acres per new regulations. There is one 6± acre pen that could be used as a DMP pen or soft-release pasture. There is an older set of working cattle pens along the highway, although there haven't been any cattle on the ranch in the past 11 years. The ranch also features a 500-yard shooting range with an all-weather air-conditioned shooting house with three bench rests/windows and plenty of room for additional shooters to observe from inside. There are seven hunting stations with protein and corn feeders are throughout the ranch. The blinds consist of quality elevated fiberglass.

The La Leyenda Ranch is home to a herd of whitetail and Rio Grande turkeys that are usually around the headquarters. McMullen County offers one of the best natural habitats for all of the South Texas wildlife, but especially for growing big South Texas whitetail bucks and nice wing shooting for dove, ducks, and both blue and bobwhite quail. The ranch has been introduced to whitetail deer genetics and managing the herd for ten-plus years under an MLD permit. Multiple 170"-220" class whitetail have been taken, and you can expect to see more bucks than does in the pasture. There is also a reasonable population of javelinas and wild hogs on this property.

This ranch has good surface water with seven tanks throughout and a 5,000± foot private Carrizo water well. This well water has a five-horsepower pump that is capable of producing 60± gpm. The well pumps water into a large concrete holding tank, pressurizing it through two-inch underground water lines to all the facilities and seven concrete water troughs, each with float valves. The lodge has a reverse osmosis system to ensure quality domestic drinking water. There are seven earthen tanks/lakes located in various locations on the ranch. The ranch also features two lakes that are known to have catfish, and the largest lake is about 13± acres when full; the next largest is approximately 10± acres.
