Located in Live Oak County, 20± minutes from Mathis, 45± minutes from Corpus Christi, or 1.5± hours from San Antonio, it’s a paved road up until about the last 100± yards, when it turns into an all-weather county road to the gate.

The property is relatively flat, and the habitat is a combination of typical South Texas brush around the headquarters area, which is higher elevation out of the flood plain transitioning to a tall, dense forest of a variety of hardwood trees, including massive live oaks that the Seller estimates one of them to be 250± years old. The owner has installed an irrigation system that includes 70 plus sprinkler heads to maintain a planted and diversified tree orchard on the property. The ranch currently maintains its AG Exemption status with the tree orchard. An estimated 70% of the property lies within the overlaid floodplain map, and as of listing, the lake is about 33% capacity due to extended drought, which may change with the approaching tropical storm.

The ranch features a small one-bedroom/one-bathroom efficiency-portable cabin with A/C. A septic system on site services the cabin. Previously, the septic system serviced a 2,000± sf home no longer on the ranch. The cabin will convey. There is an older workshop/barn on the property. Electric services the cabin and the barn. The property has a low fence along its boundaries, except for the lake and river sections.
