This property is located in Eastern Frio County only nine miles west of Charlotte, or 20± miles east of Pearsall, or 57± miles south of San Antonio, or 136± miles south of Austin, or 264± miles west of Houston. Off of paved FM 140 between Charlotte and Pearsall, turn south on CR 3414 for two miles on a good county road to the front gate entrance.

Mostly all of the property is covered in a variety of South Texas brush including mesquite and cactus flats, two draws with gentle elevation changes with a good variety of high protein cover brush and hardwoods. There is one 11± acre tillable food plot that can be used for winter oats as an attractant or warm-season food plot for whitetail or dove.

The very good low-perimeter fence on the three sides is constructed of six to seven stranded barb wire, with the south fence being a newer game fence. Interior low fence creates three pastures for cattle grazing rotation. Electricity runs along three sides, including the headquarters, and to both water wells. The metal barn with workshop has a rain catch water system and is large enough to store two hunting vehicles, etc. There is a two-bedroom/one-bath bunkhouse that has a kitchenette and a three-bedroom/one-bath hunting cabin. An older set of working pens is at the headquarters, and there is an 11± acre tillable food plot maintained. The property has a good road system sufficient for a full-size pickup truck to get around the perimeter and all the hunting blinds and scenarios.

This type of property serves as a sanctuary holding and attracting whitetail deer, quail, hogs, dove, javelina, and mourning dove.

There are two water wells: one is a 180’± water well that is not currently used, the other water well is a 2,200’± Carrizo aquifer water well that was previously an irrigation well and now has a 3HP± bottom pump and pressure tank for supplying domestic use water. Water is piped to the headquarters and to the stock tank near the headquarters as well as several cement stock water troughs with float valves.
