The Red Sand Ranch is a 997 +/- acre recreational and hunting ranch located 10 miles south of Batesville, Texas. Less than an hour and forty-five-minute drive from San Antonio, this magnificent South Texas property has a nice terrain, multiple wet weather creeks and a quality amount of native brush. First time on the market in 21 years, the ranch has never been commercially hunted for whitetail. The completely high fenced ranch is well watered with 11 +/- pasture troughs, 8 +/- additional troughs in the breeder pens and multiple stock tanks. The Red Sand Ranch gets its name from the red sandy loam mixed soils that are found on the property. Good high protein vegetation flourishes in these Zavala County soils with typical native South Texas brush and thick pockets of mesquite. There are three wet weather creeks gently sloped from south to north. Most of the drainage on the ranch converges into a 2.5 +/- acre tank on the north end of the property referred to as the “Big Tank”. There is approximately 45 +/- acres of field land ready for food plot implementation. A quality road system is in place throughout the property.
The main home at the headquarters is a very comfortable 3B/3B with rustic tile floors and a cozy rock fire place in the living room. The home has a fenced in yard with a 200 +/- sq ft gazebo with a built-in fire pit for enjoying cool evenings during hunting season.
An additional 1,200 +/- sq ft house with a 480 +/- sq ft covered porch is also located at the headquarters. This 4B/1B house is ideal for overflow guests accommodating up to 13 people. The house has stained concrete floors and a kitchen attached to the living room.
A 2,400 +/- sq ft equipment shed with plenty of room to store ranch equipment. Attached to the equipment shed is a walk in cooler on a concrete slab and a cleaning area. An enclosed barn is used to store additional equipment and ranch tools. Lastly, a 200 +/- sq ft storage building rests nearby and is primarily used to store feed.
There are 8+/- deer breeder pens each with their own individual water trough. The ranch has 9 blinds and feeders strategically located across the ranch.

The well provides water to the two homes at the headquarters, 11 +/- pasture troughs and 8 deer breeder pen troughs. There are 5 +/- tanks all fed by run-off water. Two of the tanks have the capability of being supplemented by the well.
