The Colorado River Ranch, located about 23 +/- miles north of Brady, Texas, offers a variety of characteristics for the everyday hunter, rancher and wildlife enthusiast. The 1,190 +/- acres consists of fertile fields, excellent brush and a gentle roll in topography. The highlight of the ranch is the good flowing Colorado River. In addition to the river, the amount of available surface water puts this ranch in a category of its own.
Land
There is a 50/50 brush to field ratio on the property. The heavily wooded areas are located on the north and east side of the ranch. Different varieties of timber exist, including mesquite, oak and juniper. Two large coastal fields 75 +/- and 180 +/- acres in size are fenced in and have been well maintained over the years. There are two additional fenced in fields approximately 80 +/- and 100 +/- acres in size.
Improvements
A 2B/2B (2,600 +/- sq ft) barn/living quarters built in 2013 is situated at the fenced in headquarters.
Wildlife
The ranch has plentiful whitetail deer, hogs, turkey, quail, dove, ducks, as well as other wildlife native to the region.
Water
Enjoy endless recreational activities on the 1.6 +/- miles of steady flowing Colorado River. An anglers dream with fishing holes up to 8 feet deep. Spend your summer afternoons kayaking up and down the waterway with friends and family. Additional surface water includes 14 stock tanks spread out across the ranch. A 10 +/- acre lake (when full) is located on the west side, capturing a good area of runoff. This extensive amount of water serves livestock and keeps native wildlife such as whitetail deer, dove and ducks close by.
