The 106 +/- acre BC Ranch has amazing views of the Texas Hill Country. Situated among a gorgeous backdrop, the ranch rests in a prime location, six miles south of Fredericksburg. A quality road system meanders through the rolling terrain providing perpetual views. The multiple hilltop vistas offer a variety of options when selecting the perfect building site. Vital infrastructure is in place including utilities and T-1 fiber optic internet readily available.
The ranch is located approximately 6 miles south of Fredericksburg off Highway 87. The drive time is about 10 minutes from Fredericksburg, 45 minutes from San Antonio and about an hour and a half from Austin.
The undulated topography offers 140 +/- feet of relief altogether. The north end of the property represents the bottomland where Pecan Creek, a seasonal tributary resides. One small stock tank currently catches runoff here making it plausible for a larger body of water to be potentially created. A lone hilltop rests on the northeast portion of the ranch. Underground utilities have been laid and a water well has been drilled at the top of this amazing hill. This beautiful vista is one of the most unique elements on the ranch.
The middle portion transitions to an elevated landscape. Splendid views of the surrounding Hill Country are everywhere you turn. A healthy array of vegetation exists including Spanish Oak, Heritage Live Oak, Post Oak and Cherry. Cedar has been selectively removed over the years allowing for native grasses to crawl all over the landscape.
Two minor draws fall of the main hilltop toward the south boundary of the property. This area provides excellent cover for the native whitetail on the ranch. Piped water and a protein feeder have been strategically positioned nearby.
Perimeter fencing on the property includes high fencing along the entire north and west boundary. This game fence continues down the east boundary 1,300 +/- feet and then transitions to a low fence. The south boundary is completely low fenced and backs up to a 1,000 +/- acre ranch.
There are no structural improvements on the ranch. Utilities have been brought in and a water well has been drilled.
Wildlife includes whitetail deer, axis, dove and other animals native to the Hill Country.
There is one submersible well located on the northeast side of the ranch. An additional water well has been drilled on the western portion of the property. This well has been capped, awaiting a pump to be installed. Pecan Creek, a seasonal drainage area exists on the north end of the property. A small stock tank is also located is this vicinity and holds water seasonally.
